It is overwhelmingly occupied by single-family dwellings, but there is a trend toward large duplexes on the oceanfront. A new high rise bridge has been built which replaces the historical swing bridge to the island. Housing developments in the area include Family Tides, Villas at Sunset Beach, Capeside, Sandpiper Bay, Sea Trail Plantation, Oyster Bay Commons, Pearl Bay I, Sea Village, Seaside Station, Harbour Landing and Northwood Brooks Estates. New condos in the mainland portion of the town include Villa Park Condominiums and Dock Street Communities, a mixed-use development. Lots may range from $50,000 to $650,000 depending on location. Four finger canals, regularly dredged, escalate the cost of interior lots. Single-family homes may range from $160,000 to more than $2 million on the island.
